Features: 10-story high rise residential tower comprised of brick masonry, concrete spandrel beams and concrete balconies.

Description: DESMAN provided full scope engineering services for the assessment and remedial repair of this residential tower for seniors located in Northern Virginia. To assess the amount of deterioration, DESMAN performed a condition survey of exterior surfaces including the brick masonry façade, concrete spandrel beams, miscellaneous aluminum members and exterior sealants. DESMAN prepared a detailed report that included repair recommendations and cost estimates for the Owner’s review. Upon receipt of Owner’s approval, DESMAN prepared construction plans and specifications based on the recommendations of the condition survey report. Details included cladding of brick masonry piers with EIFS, provision for remedial brick masonry support and control joints, application of a protective concrete coating, brick tuckpointing, brick replacement, replacement of all window frame surround sealants and expansion joint sealant. DESMAN assisted the Owner in project advertisement, contractor identification, bid analysis, contract award, and documentation to the Federal government. To ensure proper execution of specified details, and to ensure contractor cooperation with the ownership, DESMAN monitored all construction activities, conducted bi-weekly progress meetings with contractor’s and Owner’s representatives, reviewed shop drawings, inspected work in progress, completed work and administered the construction contract.
