Features: 648-car space, two-bay wide parking facility on 5 ½ supported levels plus grade.

Description: The 7th & Collins mixed-use parking facility owned by the City of Miami Beach and Goldman Properties through an air-rights arrangement, serves as one of the centerpiece properties in the rejuvenated National Historic District, Art Deco South Beach area. The existing ground level storefront facades were retained and restored in-place. A fiberglass trellis was incorporated into the façade of the upper parking levels to support perimeter planters that surround the edge of each floor. Selected color-coded plantings were installed. At full growth, the plantings are intended to simulate the color and profile of ocean waves. An irrigation system was installed for the planters. The garage structural system consists of precast, pre-stressed concrete with double-tee floor beams, which are pre-topped. A single-helix vehicle circulation system was chosen with two way traffic and 90 degree parking stalls. Security consists of call for assistance stations located throughout the facility. The garage is fully sprinklered to meet the local fire codes. Hose bibs are located on each floor for wash-down purposes. A traffic bearing, waterproofing membrane was applied on parking floor surfaces above commercial/retail areas. A clear penetrating sealer was applied to other structurally supported parking areas. Desman is the prime Architect and Structural Engineer of Record and Parking Consultant. The local Miami Beach office of internationally renowned architect, Arquitectonica, served as design consultant for the exterior façade. The project was the 1999 Category I Design Award winner for best parking structure design under 800 spaces by the International Parking Institute (IPI).
