Description: DESMAN Associates was retained by Nelsen Partners to perform a shared parking analysis of Scottsdale Quarters in Scottsdale, Arizona. Scottsdale Quarters plans to be a mixed-use development which will contain retail, office space, restaurant, night club, cinema, residential, and hotel. Since many of these planned uses on-site have different parking peaks, shared parking can be effectively utilized on-site. By determining the shared parking demand it prevents constructing more parking than is needed to support the peak parking demand. The shared parking demand for the site was determined and compared to the allowable shared parking reduction stated in the Scottsdale Zoning Ordinance.

The Urban Land Institute (ULI) 2nd edition (2005) of Shared Parking and the Scottsdale Zoning Code were utilized in performing this shared parking analysis. Three different analyses were performed for this study. A non-shared parking demand based on Scottsdale Zoning Code parking ratios was determined, the shared parking demand based on the Scottsdale Zoning Code shared parking reductions for each land use was determined, and the shared parking demand based on the ULI shared parking ratios was determined. Recommendations were provided for the sufficient number of spaces needed on-site to support the shared parking peak demand.
