Description: This new development is one of the first attempts to bring “big-box retail” to an urban infill location with ground level orientation and a mix of uses. The complex consists of a residential tower totaling 300,000 sf that surround a central public plaza. A pedestrian promenade links the retail with surrounding residential streets. The three floors of retail will supplement the existing malls in the area, forming a true shopping destination in this area of Queens. The residents will have an underground parking garage and the shoppers will have 5 above-grade the building exterior into the existing neighborhood fabric. The parking garage was also designed as the base to the residential tower, with separated parking floors for various tenants in addition to the residents. This was accomplished by segregating ramps, access controls and pedestrian elements. DESMAN Associates provided functional design and structural engineering.
