Description: DESMAN Associates was retained to perform an analysis of the drop-off/pick-up driveway, loading dock, vehicle elevator, and functional design of the parking layout for the proposed Ritz Carlton Residences building in Chicago, Illinois. The Ritz Carlton Residences is a 40-story, mixed-use, 86 unit residential building with some office and retail space. The site plans to contain two vehicle elevators to serve the 110 parking spaces. DESMAN analyzed the accessibility of the vehicle elevators through an alley off of Erie Street which is shared by an adjacent building. The projected number of trips that would be generated to the both the drop-off/pick-up driveway and parking facility were analyzed to determine if any traffic mitigation measures or geometric changes were necessary. A review of the functional layout of the parking levels was performed to determine the effective capacity of the parking and to analyze traffic circulation. We recommended a parking layout plan, the vehicle elevator locations and the number of loading berths based on our analysis.
