Description: Working with Clark/Hunt/Smoot - Joint Venture under the Design/Build format, DESMAN Associates was engaged to provide complete construction documents for two 600 plus car space garages (total over 1240 spaces). The garages needed to fit in alongside the new Washington Nations Baseball Stadium and be ready to open by exhibition season. Once concepts were approved, a fast track design enabled the garages to be ready on time and within budget (11 month schedule). The garage featured deep foundations (piles) and a retaining wall structure to separate the lower service levels of the stadium from the plaza level garages. The garages fit along the north side of the stadium with a grand entry plaza between. The first supported level of the garage was cast-in-place, post-tensioned concrete to provide 2 hour rated structure for stadium auxiliary activities and to support a precast structure above. Ornamental Scrim Panels were installed to add color and feature to the project.
