Description: DESMAN Associates was retained by Landmark Properties to perform a traffic impact analysis of the proposed Metro Commons development in Hillside, Illinois. This is a mixed-use facility which plans to include retail, restaurant and hotel space.
Traffic counts and site data from a prior traffic study of the site were used for the analysis. A trip generation analysis of the site based on ITE trip generation rates for the proposed development was calculated. The site generated trips were assigned to the site and adjacent street network based on a directional distribution calculated from existing traffic. Existing and future capacity analyses were performed of the site to determine what necessary traffic mitigations are needed to support future traffic volumes. The traffic impact analysis report was submitted to IDOT for review as part of the permitting process.
A review of the internal traffic of the site was also performed which analyzed the location of the access points, the parking lot layout, and the layout of the internal traffic lanes. An efficient site design was created which allows for easy access to the site and prevents unacceptable queuing within the site.
