Description: DESMAN Associates was retained by Inland US Management to perform a traffic impact analysis and parking needs study for Zurich North American in Schaumburg, Illinois. The site currently consists of two office buildings connected by an atrium, which accommodate the offices of Zurich North American and a variety of other businesses. Due to an insufficient amount of parking provided for tenants and visitors there are plans to construct additional parking. In order to determine the amount of additional parking needed to support existing utilization and possible future growth a parking needs analysis was performed. A traffic study to analyze the effects of future traffic generated to Zurich North American from the expansion of parking was also completed.
Peak-hour parking counts of each parking facility on-site were conducted. The number of spaces needed to support the existing utilization of parking and a certain percentage of growth in parking demand was determined.
Traffic counts of each access point to the site during the AM and PM peak-hours were performed. Capacity analyses of the existing and future levels of service for each access point were calculated and traffic mitigation recommendations were provided. A review of traffic conditions during the construction phases of the parking structure additions was also performed.
