Features: 15-story high rise residential tower comprised of exterior brick masonry and concrete balcony slabs.

Description: Armstrong retained DESMAN to provide full scope engineering services for the assessment and remedial repair of this 15-story residential tower located in Northern Virginia. To assess the amount of deterioration, DESMAN performed a condition survey from a swing stage scaffold of exterior surfaces including the brick masonry façade, concrete balcony floor slabs, exterior plaster ceilings, pre-cast concrete window sills and perimeter sealants. Concrete samples were removed from the concrete balcony slabs and later tested to determine chloride content. DESMAN prepared a detailed report for the Owner’s review.
Upon receipt of Owner’s approval, DESMAN prepared construction plans and specifications based on the recommendations of the condition survey report. Details included balcony ceiling replacement, balcony concrete slab replacement, crack repair, concrete waterproofing, replacement of deteriorated pre-cast concrete window sills, lintel joint repair, replacement of all window frame sealants, brick tuckpointing, brick replacement, and expansion joint sealant. DESMAN assisted the Owner in project advertisement, contractor identification, bid analysis and contract award. To ensure proper executing of specified details, and to ensure contractor cooperation with the condominium community, DESMAN monitored all construction activities, conducted bi-weekly progress meetings with contractor’s and Owner’s representatives, reviewed shop drawings, inspected completed work and administered the construction contract.
