Considering the major influx of concrete structures constructed in the 1970's and 1980's, many facilities now 20 to 30 years old, require a wide range of attention. DESMAN has successfully provided consulting, assessment, design and cost estimating services for hundreds of deteriorating structures. To achieve this success, DESMAN staff provides initial structural assessment and testing, preparation of restoration drawings for contractor bids, as well as repair management and parking operational procedures during the construction sequence.
Over the past 30 years, DESMAN has provided restoration services for over 600 parking facilities and buildings, with clients representing office high-rises, schools, hospitals, condominiums, hotels, stadiums and museums. Some of the more noteworthy facilities include the Guggenheim Museum, Lincoln Center and United Nations in New York; the Fisher Building, Marquette Building and bank One building in Chicago; Prudential Center in Boston and Centre Square Plaza in Philadelphia.
While each of these projects was unique in its demand and scope, they all benefited from the same approach DESMAN applies to all our projects: approach each facility without a preconceived notion; draw on the vast knowledge of the firm and its members to diagnose the problem; develop a solution that meets the individual needs of the structure and its owner.
The proper maintenance and repair of building architectural/structural elements not only enhances the aesthetic quality of the facility, but also prevents unforeseen construction costs and loss of property use and income. To assist Owners and Property Managers in the protection of their investment, DESMAN has provided many of them with annual facility inspections and maintenance and repair programs.
DESMAN offers full time construction phase supervision to ensure adherence to specifications. As full service specialists, we consider long term maintenance issues during the design process for new parking facilities. This expertise also applies to the development of short/long term maintenance and operational procedures to prolong the structural integrity.
