Summary
DESMAN performed a complete, detailed inspection and condition appraisal of several of the roof setbacks of this high-rise office building constructed in 1988. The exterior facade of the building is comprised of brick masonry with several locations of glazed bricks. Roof setbacks occur at the floors 4, 7, 13, 16, 18, 40, 41, 42, 43, 46, 47 and 48. Water infiltration through the cavity walls had been occurring at several of the roof setbacks throughout the building.
Based on the inspection and exploratory openings on the 7th floor roof setback, DESMAN recommended the complete removal and replacement of the roof membrane and base flashing. The project included the removal, storage and reinstallation of concrete pavers on the roof setback. Additionally, deteriorated sealant at the coping stones on the 7th floor roof was removed and replaced. DESMAN also provided construction inspection and contract administration services during the roof replacement project.
