Summary
The structure is built into the footprint of an existing portion of warehouse structure which torn down for the placement of this garage. 300 parking spaces are provided over levels 3 through 5 of structure for the new Phase 3 office space, which located on the lowest two levels below the garage. The adjacent Phase 1 & 2 office building, which was retrofitted into an existing industrial clay masonry warehouse structure, is connected to the Phase 3 office space via two passageways. The tight urban location necessitated the need for a 1-bay structure with a speed ramp sandwiched between the Phase 3 parking structure and the existing Phase 1 & 2 office building.
Keeping in tune with the Industrial theme of the surrounding neighborhood and adjacent warehouse structure, the exterior façade of the office space is a two story aluminum storefront system with an abundance of glass, and the concrete parking structure above is clad with interlocking aluminum metal panels.
The parking structure was designed using a precast concrete double-tee structural system for the parking levels, with cast-in-place structural topping on all 3 levels. The level 2 office space consists of steel framing and concrete filled metal deck slabs. Since level 3 of the structure (the first level of parking) is situated directly above the office space, extra protection was needed against moisture intrusion, which was accomplished by placing a waterproofing membrane sandwiched between the structural topping and a concrete wear slab on top.
